First and foremost, I'm a husband to Charlotte and a father to Josh, Jess, Finley, and Lois, making home life both busy and chaotic.
When I'm not at work, you'll find me taking on my other roles as the official family dog walker, taxi driver, homework enforcer, and football coach for my youngest daughter's team.

We live in rural Essex, but originally hail from Reading in Berkshire.

My estate agency journey started in 1996, a time long before Rightmove, digital cameras, and social media. I spent the early part of my career wearing ill-fitting suits while doing the lunch run, making tea, leaflet dropping, and the painstaking task of sticking photos onto blank paper, followed by careful photocopying onto coloured pre-printed letterheads, ensuring the pictures stayed within the box.

Fast forward 28 years and I have held some great roles in some of the best companies, learning from some of the very best people in this industry that we are all so captivated by.

What Is A Fractional Lettings Director?
Typically, most estate agencies with fewer than 7 branches or 800 managed units don't have an experienced lettings director, especially a non-fee-earning one who is working ‘on’ the business rather than ‘in’ the business. Often, this is because the revenue generated by lettings doesn't justify the hefty six-figure salary that the role typically commands. It could also be because the business leader can handle many of the tasks a lettings director would manage – like recruitment, motivation, salary reviews, and monthly meetings. However, due to a lack of time, knowledge, or experience, many are reliant on lettings managers to drive the business forward, which, in my experience doesn't yield the same results. I compare it to my knowledge of cars: if my car wasn't running to its full potential, I could kick the tyres and look under the bonnet, but I wouldn't know what I was looking for, therefore not increasing performance or troubleshooting any potential problems. It's uncommon to see a business without a 'head' of lettings grow to the same level as one with a real focus on lettings.

Unlike the traditional route, fractional directors bring a wealth of expertise and experience on a flexible basis, allowing businesses to access high-level guidance without the commitment of a full-time salary. This arrangement offers numerous benefits, including cost-effectiveness, as companies can tap into specialised skills without the overheads associated with a permanent hire. Additionally, fractional directors often bring fresh perspectives and diverse industry insights.
Lastly, while it’s common for a business to promote one of the loyal lettings team to the director role at the stage the business requires one, often these individuals aren't initially equipped for the role. A fractional director can help grow these individuals into the position, especially during the early months.
